The “landlord” requests a deposit to “hold” the property before an in-person viewing. Never transfer money without physically entering the property.

 

2. The pre-tenancy top-up deposit. A landlord or agent requests a payment above one month’s rent — often framed as a “management fee” or “agency fee” — before the tenancy begins. Under Irish law, the only permitted pre-tenancy payment is a deposit not exceeding one month’s rent. Any other upfront payment request is unlawful.

3. The management company restriction misrepresentation. Some Dún Laoghaire apartment blocks have management company by-laws that prohibit children, pets, or certain types of tenancy. Occasionally a landlord lets a property without disclosing these restrictions. Ask to see the management company rules before signing; a lease that conflicts with them can lead to tenancy termination without fault on your side.
